  1. How much will the property sell for at auction? 

    The price will be determined by means of competitive bidding at the auction. There is no way to predict what the final price will be.

  3. What is a 1/8th fractional-share unit vs. whole unit condominium? 

    A buyer of a 1/8th fractional-share is entitled to use their specific unit for 6-7 weeks of the year, or 1/8th of each year, on a rotating basis. A whole unit consists of (8) 1/8th fractional-shares. The buyer of a whole unit is entitled to use of their specific unit for 52 weeks of the year, or 100% of each year.

  5. How does the High Bidder's Choice Method work? 

    All bidding is based on a 1/8th fractional-share basis. As a bidder, you are bidding on the right to choose which 1/8th fractional-share unit(s) you want from the available inventory designated by the Auctioneer. Once the Auctioneer announces "sold" the high bidder makes a selection. If a high bidder wishes to purchase a whole unit, they would need to select eight 1/8th fractional-shares within a particular unit from the whole unit inventory. The bid price for the whole unit would be eight times the 1/8th bid price.

  7. What does "Absolute To The Highest Bidder" mean? 

    For this auction, the Seller has designated a number of units to be sold on an absolute basis - meaning they will be sold to the highest bidder and cannot be withdrawn by the Seller once the auction commences. After the first 100 fractional-share condominium units have been sold, the Seller reserves the right to add additional units to the auction on an absolute basis. The Seller is motivated and hopes to sell the entire remaining inventory. A 10% Buyer's Premium will be added to the high bid price for each Eighth Interest Unit to become the purchase price. Example: High bid is $100,000.00, add 10% Buyer's Premium of $10,000.00 to equate a purchase price of $110,000.00.

  9. How do I bid? 

    Buyers can bid (4) ways. 1- On site at the auction, 2- On line at proxibid.com, 3- Mail absentee bid form, or 4- Telephone bid. Bidding seminars will be held for on-line bidders well in advance of the auction date. Visit proxibid.com to obtain internet bidding seminar dates. A bidder's seminar for on-site bidders will be held the morning of the auction prior to 10:00 a.m. Absentee bidding information is included in the property information package which is available from the auctioneer, online at www.steamboatgrandauction.com, and at the auction sales center in the Steamboat Grand Hotel. Telephone bidding information can be obtained online at the auction website.

  11. Do I get a warranty deed? 

    Yes, title is conveyed through a warranty deed. A buyer receives an interest as tenant in common in a certain condominium unit and use period.

  13. Which weeks do I get? 

    An Interval Usage Calendar published by the Association clearly indicates the weeks available to unit owners. There are eight intervals for every unit that is rotated throughout the year (i.e. every 8th week Interval has the right to use the unit). The calendar is continued into subsequent years so that a staggering of usage by the unit owners is achieved.

  15. What happens if I don't use all of my weeks? 

    Unit Owners can reserve any number of weeks. The balance can be placed in the rental pool for usage by the hotel guests. Unit owners receive a portion of the rental charges as a benefit of making their unit available. (See number 11)

  17. Is the unit furnished? 

    Yes, each unit is furnished, including full kitchens or kitchenettes.

  19. Can I swap exchange weeks in my unit for weeks at another property? 

    Yes, owners get special privileges at American Skiing Company owned Grand Summit Resort Hotels nationally and access to resorts worldwide through the Resort Condominiums International (RCI) program (The Steamboat Grand Resort has Gold Crown designation). Certain charges apply. Please refer to the Space Available Program on this website.

  21. Do you have golf available? 

    Yes, there is a golf course available within minutes of the Steamboat Grand Resort Hotel. Certain units available in the auction have a golf package associated with them. Owners can become members of the Sheraton Steamboat Golf Club.

  23. Do you allow pets? 

    There are a select number of units that are designated with a "D" in the unit charts in which Owner's pets are allowed. However the hotel does not allow pets in the units for nightly rentals.

  45. Do you have a restaurant? 

    The Steamboat Grand offers three restaurants. The Cabin restaurant is the Hotel's premier fine dining restaurant and has won several culinary awards. The Chaps restaurant is a Western-themed mountain bar and grill offering hearty meals, drinks, and entertainment. The Grand Café offers light breakfast and lunches and is open from 7AM to 7PM during the ski season. Room Service offers a full breakfast, lunch, and dinner menu from 6:30 AM to 11:00 PM daily.

    Our full service fitness center facilities offer a selection of cardiovascular and weightlifting machines, Yoga classes, steam and sauna rooms and a Full Day Spa.

  51. Do you have day-care? 

    Child care programs are available through the Kids Adventure Club that is located at the ski area near Gondola Square. The seasonal program runs from late November to early April for the winter and from mid June to late August for the summer. Kids 6 months through kindergarten are provided with excellent child care by experienced staff. Each child care room provides age-appropriate activities and lots of fun while Mom and Dad are enjoying the slopes. Lunches are included in All-Day programs for kids 18 months and older. Parents need to provide meals for children younger than 18 months, but parents do not have to be present for lunchtime. Presently, the Half Day program runs from 8:15am-12:15pm or 12:30pm-4:30pm and the Full Day program runs from 8:15am-4:30pm.

  53. Do you have an Owner's Club? 

    We have (2) private owner's clubs that offer private and luxurious amenities including, fireplaces, bar facilities, giant screen TV, pool tables, and complete kitchens. One club is located in the Hotel and the other is located in Gondola Square with an outside deck overlooking the mountain. The Gondola Square club provides ski and warm boot storage.
